  • How do I pay rent?

    We offer a few convenient options when making your monthly rent payment. CASH IS NOT AN APPROVED FORM OF PAYMENT, AS WE CANNOT PROVIDE A RECEIPT!


    Physical payments can be brought to our office and placed in the BLACK drop box directly outside our office door, not the silver one outside the building. Approved physical payments include checks, cashier's checks, or money orders. Regular open building hours, Monday-Friday, 8 AM-5 PM. Hours are subject to change without notice. Give us a call if you're unsure if the building is open.


    Online payments can be made through our website 24-7 by clicking the "Pay Rent" button. This will take you to the Online Tenant Portal log-in. You should have received an invitation via email and/or text message to activate your Online Tenant Portal from our office. If you do not have access to this original invitation, please contact our office to receive a new invite.


  • Can I have pets? What type of pets can I have? How do I add them to my lease?

    The Jacobs team loves their pets, and we know you do too. That's why we offer pet-friendly properties so you and your fur baby can live together comfortably! 


    Adding a pet to your lease is easy, but we have some dog breed and age restrictions.


    Some properties do not allow pets at all. Ask our team about pet-friendly properties when searching!

    Dogs must be at least one year old before being added to the lease.

    Breeds we do not allow include Doberman, Pitbull or any Bully breed, Rottweiler, Chow Chow, Malamute, Husky, or any dog mixed with these breeds.


    Adding a pet to your lease includes additional monthly rent and a security deposit.


    Cats and Dogs will increase monthly rent by $25/pet. Adding a pet increases the security deposit to 2x the full amount of monthly rent.


    Small rodents and reptiles are accepted too! They can be added to the lease for $10/month and an additional $100 security deposit.


    We do not allow birds, rabbits, snakes, or large aquariums.


    There is a three-pet maximum for all of our properties.


    Fish in small aquariums are free! 


    PET SITTING IS NOT ALLOWED!

  • What is the application screening process like? What do I need to include with my application? What could deny my application?

    What do I need to include with my application?


    An application must be completely filled out by everyone 18+ who will be living in the property.

    Non-Refundable $50 application fee from everyone 18+ living in the property regardless of marital, familial, or financial status.

    Government-issued photo ID (Non-Military, Non-Student ID)

    W2 Employees must submit 2 months of their most recent pay stubs.

    1099 Vendors must submit the most recent tax return and 1099 tax form.

    Temporary employment or temporary income such as temp agencies, staffing agencies, unemployment, food stamps, or child tax credit are not verifiable forms of income.


    What could deny my application?


    Your application could be denied by one or more factors. While we can't approve or deny you without processing a full application, here are a few red flags we look for ;


    Evictions

    Unpaid balances to previous landlords.

    Base monthly household income must be verified at 3x the amount of one full month's rent of the property you're applying for.

    Bankruptcies within the last two years.

    Repossessions. This includes voluntary or involuntary repossessions of vehicles, furniture, foreclosures, etc.

    Accounts in collections. (Medical and educational debt are excluded.)


    An increased security deposit may be required for higher-risk approved applicants.

  • I am moving out, now what? How does checkout work? What about my security deposit?

    You've decided not to renew your lease. Now what?


    Moving out of a home can be a daunting task! It feels like there's so much to do. Where do you start? If you know you aren't wanting to renew your lease, you should call our office sooner rather than later. We can provide a Move Out Checklist that details what we look for during the checkout, a cleaning checklist, and a forwarding address sheet to be filled out so we know where to send your security deposit. 


    Make sure to contact your utility companies to schedule a turn-off date.

    Give yourself plenty of time to move your possessions and clean. The cleaning checklist can take a while to complete. MAKE SURE TO DUST AND CLEAN ALL OF THE MINI BLINDS, OR THEY WILL BE REPLACED AT YOUR EXPENSE!


    How does the checkout work?


    When performing the checkout, we send two team members out to assess the property. One team member will take notes, and the other will take pictures. Just because we write something down or take a picture doesn't mean you're getting charged for it. We want to completely document the property for our files and for the owner of the home. 


    Can I be at the checkout?


    Being at the home for the checkout is not a requirement, but we provide the option to be there. This is not an information-gathering period but rather an opportunity for you to watch our team work. Our team members that we send out are only there to document the property, and they won't know how much it will be to fix or replace something.


    If you would like to be present for the check-out inspection, you MUST contact our office to schedule an appointment. We can only accommodate appointments PRIOR to Noon on or before the day your lease ends, and appointments must be made One Business Day in Advance. 


    When will I receive my security deposit?


    A full move-out reconciliation report will be sent to each lessee. These will be mailed out no later than 30 days after your lease ends. If there's more than one lessee, the check will be sent alphabetically to the person whose last name comes first. Everyone else will receive a copy of the check. The check will be made out to everyone and cannot be cashed without everyone present at the bank. If you would like the check changed so only one person needs to be present, we will need written permission from each person on the lease to change it, who to send the new check to, and we must have the original check returned to us.

  • How do I sublease or relet my home?

    Unexpected events can pop up in our lives that might force us to move. In this article, we'll outline how to sublease or relet your home.


    Option One: Re-Let


    Once you have completely vacated the property, call our office to notify our team that you have moved out. We will then do a full checkout of the property and get our contractors started on getting the property move-in ready again. After the property is move-in ready, we will start marketing the home to new prospective residents. 

    You will still be responsible for paying the monthly rent and utilities until the new resident's lease starts. You will also be responsible for paying the one-time re-let fee of 1.5 times your monthly amount of rent.


    After new residents have applied, have been approved, and signed a new lease, your lease will end the day before theirs starts. We will then reconcile your account and send you a move-out reconciliation packet no more than 30 days after your lease ends. 


    Option Two: Sublease


    Subleasing your home requires a little extra work on your end. Jacobs Property Management will not market your property. You can market your property on Facebook, Craigslist, etc. Applications for sublessees can be picked up at our office or can be filled out online through our website, www.JacobsPropertyManagement.com, under another property.


    Once we approve their application, we will send documents to you and your sublessee to review and sign. Please keep in mind that this is a sublease without release. This means that even though you're subleasing that property to someone else, your name is still on the lease. Please keep this in mind when looking for a sublessee.
